So many other books were in the $2.99-$5.99 range. I don't begrudge the price at all after reading it. Being a complete newbie this was an excellent overview and tons of sound advice. This is a very comprehensive book, covering all the important points well. My only complaint and the reason for the 4 stars (Instead of 5) was the action plan (one of the reason I spent the money) wasn't very actionable unless you bought further products from her. Still, even without the action, the book is well worth the money spent. If you're a newbie, you can't go wrong here. If you're an expert RE Investor already, many aspects are probably basic to you.
Pretty much all REI books are advertisements for expensive course studies and/or bootcamps. There really isn't any way to really teach someone to be a successful investor without intensive training and mentoring so you can't expect much more than that. And while this book isn't any different, the author's obvious experience and valuable insight is tremendously informative on the "no money down" side of real estate.After reading Conti and Finkel's "Buying Real Estate without Cash or Credit" I can much more appreciate Wendy Patton's honest style. Rather than lying about fictitious success stories or trying to make the reader feel like a helpless idiot, she explains her path to success, provides lessons she's learned along the way, and lays out a plan that most anyone can follow.If you're looking for a book that has the complete package and will give you all of the necessary tools to become a successful RE investor, give up. It doesn't exist and can't exist. If you're curious about "no money down" investing and want a great place to start, I highly recommend you start here.
Excellent information. I find that most investing books are only an entry point for the author to try to sell you seminar tickets, courses, etc – all of which are ridiculously overpriced. Wendy Patton does mention that she does seminars, maybe 2 times in the book; she never tries to push the seminar on you or say you will "learn more" by attending them. Everything you need to know is in the book to get started. The only thing you need to find out on your own is what contracts your state requires in order to purchase real estate as this is on a state-by-state basis and requirements vary. Otherwise, if you are persistent with your plan of action to buy real estate, you will be successful. I have.
This is THE BOOK to learn about lease options and subject to deals. I have read several others on this topic and this is by far the most user friendly, complete, well organized book on these two techniques.The checklists provided to do the deals are worth the price of the book. The author lays out each step needed from start to finish on buying and selling on both lease options and subject to deals. It's like a book and an organizational system all in one and all for a very reasonable price.If you are looking to do no money down deals with your credit not being a factor to control valuable real estate while making tremendous cashflow, this is the book to accomplish it all. A similar book is:Real Estate Investing WORKS! which also gives a nice overview of not only buying and selling with lease options and subject to but also explains wholesaling, rehabbing, investing in multi family properties and apartment buildings, plus more.
Reading this book taught me a lot about the possibilities of different approaches to buying, selling, and financing real estate. As it turned out, even though I did offer this alternative to my renters, ultimately no one took me up on it. The one detraction from the value of this book is that the author gloats about taking advantage of over-optimistic buyers. On the other hand, if a buyer can make it happen, it works out well for both sides.
I'm glad I bought this book from Wendy Patton. She mailed it to me herself! It was a good price, lower than other sellers, and I enjoy reading it. She wrote it neatly and legibly, very easy to understand, it teaches you step by step how to do lease options and subject-to deals. I'm still digesting it but I'm sure once I master this book, I'll be able to work it out and make some deals in the real estate market. Thank you Wendy for a great guide! It supercedes any class I would have taken for hundreds of $$$ (i.e., at Trump University...)
I knew some what about lease options and subject it's. This book was very helpful if your willing to read between the lines. First off no one in their right mind will tell you "everything" there is to know but there is "wording" that you can do research on. More importantly don't ever be afraid to talk with a real estate lawyer, that is the key element.
I love this book and will def be using the information.
